The house should be ready for occupancy by the end of 2022

The living quarters in the “Honeycomb house” are lined with a hexagonal layout.

The architectural building looks like a big gray beehive.

17 hexagons stacked on top of each other stand in The Den Haag street in the trade fair city of Rome.

Architect Peter Haimerl considers the project “unique in the world”. The novelty of the idea is that not only the facade, but also the living quarters are lined with a hexagon. So you live in a hexagon. That is: there are no walls, only “sloping floors”.

But not only the form is experimental. In addition to two- to four-room apartments, a “large shared flat” is to be built. These include one-room apartments with a private bathroom. Two kitchens and a living room are provided for the cohabitation of residents. The intention fits with Haimerl’s basic idea: instead of “living side by side in boxes”, a community should be created by “cluster-like living”.

A staircase connects the floors. It does not lead in a circle, but straight up.  The private rooms are also accessible by stairs. This leads to a problem: none of the apartments is affordable.

The second building is connected to a common hundred by a bridge suitable for wheelchair users.

A total is 30 apartments.

Germany, a new burger restaurant is planned to open in Berlin

Five Guys company plans to open a new burger restaurant on Potsdamer Platz.

“With Five Guys, we managed to attract a traditional gastronomic company with an international reputation to an outstanding place on Potsdamer Platz,” said Roger Goyk, Director of Retail at Brookfield Properties.

The creation of a green, pedestrian-friendly and lively urban quarter with a high quality of living by 2025.

The Alte Potsdamer Strasse will be transformed into a pedestrian zone with high-quality gastronomic areas, including outdoor dining.

In the spring of 2020, the complete transformation of the former gaming halls into a new shopping and entertainment quarter has already begun. The opening is scheduled for 2022.

“Potsdamer Platz is an ideal place to show our guests how delicious fresh, hand-made and individually stuffed burgers can be. Our business philosophy is no different from that of Brookfield: we want to create something simple and good – and offer something for everyone, ” commented Joerg Gilcher, head of the Five Guys representative office in Germany.

LEIPZIG, the apartment rental market in Germany

In Leipzig, we can follow up an increase in the migration growth of the population by 10% since 2014, which entails interest in the apartment rental market both from the local population and from new arrivals.

Leipzig has a more attractive level of rent in relation to larger cities, but due to a reduction in the supply of apartments, modernization and construction of new buildings, rental housing prices have also increased significantly here,

Property prices and rent index: Halle (Saale)

No matter how much modernisation, renovation and construction is done, there is still not enough living space. Prices are reaching heights that were unthinkable a year ago. Halle amazes the rest of the republic. The city has been booming for three years, and contrary to all forecasts, the number of inhabitants is rising and rising. Last year alone, about 1000 people moved to the Saale. Medium-sized companies create new jobs, the university is considered excellent, the strong industry ensures high growth rates.

For the real estate market, this means that there is still a shortage of housing, even though there is a lot of modernisation, renovation and new construction going on in the city. Rents are rising and property purchase prices are increasing. This is in all locations of the city. The real estate price index for Saxony and Saxony-Anhalt always lists Halle among the top three – sometimes ahead of Dresden, sometimes ahead of Leipzig and almost always ahead of Magdeburg. The high investments in renovation or refurbishment of houses and flats and facades, it seems, are paying off.

The demand for flats in the city centre is unbroken, with cold rents now starting at 7 Euros per square metre. That was unpredictable a year ago.

Rent increase – demos also in Saxony

In Leipzig, Erfurt and other cities in the East, residents want to take to the streets on Saturday against displacement and rising rents.

The average rent of 6.67 euros per square metre in Leipzig is not as high as elsewhere. But new buildings are no longer offered for less than ten euros per square metre. At the same time, Leipzig has grown by more than 100,000 inhabitants in the past ten years – which has noticeably boosted demand on the housing market.

If Leipzig’s growth continues, 2,500 flats per year will be needed. Also, rent control should not be limited to 15 years. This has led to a decline in social housing in Germany, because after 15 years they are offered at completely different rents.

Corona changed apartment-hunting

Working, learning, killing time – everything at home. For months now, many Germans have been at home more often than they are used to, and some of them more than they would like to. Corona has raised the value of housing. An extra room to work in, a garden to breathe in – that’s what more people are now longing for. Apartments are becoming more expensive according to a recent research. The demand for properties in the surrounding area has risen sharply during the lockdown, according to a study.

The biggest cities, including Munich, Berlin and Hamburg, were slightly above average. The surrounding areas of metropolises are also becoming more attractive. Prices for poperties had already risen sharply in the second quarter.

There is now relief for many tenants in Berlin. Hundreds of thousands can expect a reduction in their inflated rents after the second stage of the rent cap came into force on Monday. The Senate expects that rents in 340.000 flats will have to fall. F+B even expects about 512.000 flats. The average reduction would be 40 euro.
